The survey, or more correctly mortgage valuation, is carried out by a chartered surveyor usually on behalf of your lender. However, since this survey only reports on the basic condition of the property, we would recommend that you commission either a mid range Home Buyer Survey which will highlight existing defects or problems which may have an effect on the value of the property or a more detailed Building Survey.
These will be carried out by your solicitor/conveyancer for the purpose of determining whether the local authority has given any planning consent or whether there are any other local issues which may adversely affect the value of the property.
You should then be provided with a mortgage offer from your lender. Once this is signed and all paperwork completed, contracts will be exchanged. At which time, a percentage of the purchase price will be forwarded to the vendor. Completion usually takes place about a week later when the balance of the purchase price is transferred.
