Landlords

Whether you are a Landlord with a portfolio of properties you are looking to let or simply wish to let out your property for a limited period of time, the Lettings Team at TMD Properties are able to offer you the highest quality of professional service based on years of experience in the Lettings market in Highgate Village and the surrounding areas.

Letting your property can be an attractive proposition whether it's a personal or business decision. If you are moving or going abroad for a period, or are unable to sell your existing home, renting can provide an income whilst you still benefit from the capital appreciation of your property.

Our primary aim is to provide personal and professional service from people who care. We pay particular attention to your individual needs when it comes to renting out your property, including a thorough Tenant selection process, and the effective management of your property. Furthermore, all of our Lettings Team possess up to date knowledge of safety and legal requirements so you can be assured that the term of your tenancy will run as smoothly as possible.

As well as the standard Find a Tenant only service, TMD Properties also offers Rent Collection and Full Management services. 

TMD PROPERTIES LETTING SERVICE

Types of Service:

1)       Find Tenant Only (Introduction of Tenant)

  • Prepare particulars of the Property and assess rental value
  • Market the property for Letting
  • Obtain full references on all prospective Tenant(s)
  • Inform Landlord of relevant Safety Regulation
  • Collect the first month's rental in advance
  • Collect a security deposit/bond
  • Advise the Tenant(s) of the procedures for registering with the appropriate domestic services
  • Instruct an Independent Inventory Clerk
  • Check the Tenants into the property (optional)

Fees:  Once we have found a suitable Tenant(s) and upon completion of the Tenancy Agreement, our commission will be charged at 10% plus VAT of the gross rent due for the tenancy term.

2)         Rent Collection (In addition to introducing a Tenant)

  • Make arrangements for the collection of the rental
  • Prepare monthly statements
  • Chase late rents
  • Arrange for check out report

Fees:  Once we have found a suitable Tenant(s) and upon completion of the Tenancy Agreement, our commission will be charged at 12.5% plus VAT of the gross rent due for the tenancy term.

3)         Full Management (In addition to introducing a Tenant and Rent Collection Service): For further details click here

  • Arrange for any property maintenance and repairs as per your instructions (subject to Terms of Business)
  • Carry out Quarterly property visits and report findings to Landlord
  • Liaise between Landlord and Tenant(s)
  • Ensure the Tenant(s) complies with the Terms of the Tenancy Agreement
  • Review rental values and manage renewal of tenancies
  • Arrange for final check-out report at the end of the tenancy

Services:

Valuation: Once you have made the decision to let your property, one of our experienced team members will inspect the property and provide you with a realistic potential rent based on current market rental prices.

N.B.: The rental price is exclusive of domestic services such as telephone, electricity and gas for which you, as the landlord, will not be responsible.

HIPS and EPC: Due to recent changes in the law, you will be required to provide a HIP or Home Information Pack prior to marketing your property for rental. It will also be necessary to arrange for an EPC or Energy Performance Certificate from a registered Domestic Assessor or Home Inspector.

Marketing: Colour details of your property will be provided and sent out to our database of potential Tenants via post and email. All new instructions will be notified to Tenants the same day.

Your property will also be advertised in the local press the same week. Details will be uploaded to our website www.tmdproperties.co.uk  as soon as possible and will feature on other national property portals www.rightmove.co.uk, www.primelocation.com, www.email4property.co.uk, www.hotproperty.co.uk and www.globrix.com.

N.B.: All advertisements such as pamphlets, details sheets etc, whether local or national, are included in our fees unless otherwise stated.

Tenants: To ensure that only suitable Tenants are put forward, a cross section of both professional and personal references will be taken up on applicants and these can be made available for inspection prior to finalisation of any contracts by a professional referencing agency.

To ensure that you are completely satisfied with the proposed occupants, TMD Properties can arrange for a meeting between you and the Tenant(s).

Deposit:  Arrangements will be made to collect six weeks’ rent as a deposit from the prospective Tenant(s) at the start of the tenancy to cover any dilapidation and damage plus any breach of their Tenancy Agreement obligations. This deposit will be held in the Client Deposit Account.

Rent: The first month’s rent is collected in advance. For Rent Collection of Full Management services, rents are deposited into you prearranged bank account once the Tenant(s)’ rent cheque or standing order has cleared.

N.B.: Please allow at least 8 days after the due rental date.

N.B.: For Find a Tenant Only service, it is your responsibility to collect any future rents from the Tenant(s). Standing orders will be set up for the Tenant to pay the Landlord but it is not the responsibility of TMD Properties to chase for non-payment of rent for a Find a Tenant Only arrangement.

Inventory: For furnished or unfurnished lets, a Check-In inventory will be prepared by a qualified inventory clerk to ensure that all items of furniture, fixtures and fittings in the property are recorded and their condition noted before a Tenant(s) take up residence. Copies of the inventory are signed by and presented to all parties and the deposit will be held against any damages or excess wear and tear determined by comparison with the Check-Out inventory.

Services: If you have not opted for our Full Management service, you will need to transfer all services such as Gas, Electricity, Water Rates, and Council Tax and Telephone yourself. This should be done on the day the Tenant(s) take occupation.

However, if you have employed TMD Properties as your Managing Agent, we will, (with the exception of Telephone as BT or Cable who will only deal with the subscriber and not a third party), arrange transfer of services for you, although your assistance with any final meter readings or notification of services will be welcome.

Contracts and Notice(s): Except where you choose to provide your own agreement, a Tenancy Agreement will be prepared for all Tenant(s) to sign before moving into the property. The Agreement will include comprehensive terms which the Tenant(s) must adhere to.

Type of Tenancy Agreement

For the most part and, in accordance with the Housing Act 1988 (amended 1996), an Assured Short hold Tenancy will be used. However, in the case of a company let, the relevant Company Agreement will be used.

The standard Notice for repossession which legally brings the tenancy to an end upon expiry will also be drafted at this time.
